One Malibu
A threshold where architecture and landscape merge.
The previous developer sold the former Malibu Country Club after receiving the following approved criteria: 184.35 acres of the 650-acre site are entitled to disturbance, 29.45 acres are set aside for building development, 387 parking spaces, nine building types are approved, and the project must meet the state and county sustainability criteria including on-site sewer treatment, solar power, and site remediation of ponds and wildlife. In 2019, the entire site was destroyed by the Canyon Wildfire. Using the approved criteria as a point of departure, the new masterplan extends the conventional development toward a more integrated building/landscape strategy that is multifunctional, elegant, and timeless, using weathering materials with formal restraint. Eighteen holes of the previous thirty-six-hole golf course are retained, with the remaining landscape redesigned as a network of unique “Experience Landscapes” supporting weddings, glamping, parties, recreation, and gatherings. The architectural strategy capitalizes on views and access to the landscape. It is redistributed into an exclusivity gradient, moving from the most public to the most private gardens as one moves north through the property. The pre-approved large parking lot is broken into four smaller parking gardens that are distributed along with the building program. A par-3 golf hole is brought around to the west side, replacing a parking lot and affording a large portion of the parking ground views for the west side bungalows. This golf hole also provides a natural fire break for development. The Wellness Center becomes the gateway to the “Experience Gardens” on the north, and the Pro Shop becomes part of the entry experience. Spacing between the bungalows is spread out to open views and create improved foreground landscapes.
